1. RESERVATIONS AND PAYMENT

A twelve percent (12%) tax is added to your entire reservation fee (7% Indiana sales tax plus 5% Brown County Innkeepers tax). Our scheduled rates are for occupancy by two persons. An additional charge of $1o per person per night will be added for each additional guest. Children age six (6) and under stay free with family. We do not charge booking or cleaning fees.

A two-night minimum stay is required on all weekends, and some holidays require a 3 night stay.

Payment by check must be made to Lee’s Retreat. Cash and personal check are all accepted. No credit/debit cards are accepted. A deposit must be received within 10 days of booking to confirm the reservation. All rates are subject to change without notice and are subject to all current tax rates.

2. CHECK-IN

Each rental at Lee’s Retreat must be readied for occupancy within a very short time frame. In some cases, units require maintenance repairs or additional cleaning time. An arrival time must be pre-arranged at least twenty four (24) hours prior to check in date, this allows us to ensure that units are clean and ready for occupancy. On occasion, more time may be necessary to complete maintenance or repairs.

Please call 812-988-4117 to make check-in arrangements. Leave a message (if no answer) with the time you expect to arrive.

Once you arrive in Nashville for check- in, please call; 812-345-0173(c), or 812-988-4117(o) so that we may meet you at the cabin for check-in with keys, and collect any final payment due.

We do not have a physical office for check-ins.

All check-ins occur at the address of which place you have rented in Nashville, IN 47448.

We will do our best to have all items in working order, however, things do break. It may not be feasible to have repairs completed or replaced in the window of time allotted - with parts or replacements or other things beyond our control.

3. CHECK-OUT TIME

Check-out time at Old Hickory is: twelve (12) noon.

Your cooperation in checking out promptly enables us to prepare the cabin for our next guests.

4. CHECK -OUT / CLEANING INSTRUCTIONS

To ensure homes are well maintained, cleaning and inspection will occur after each departure by housekeeping. Guests are asked to:

a) Gather all trash and place it in the kitchen trash receptacle or in the outside trash can on deck.

b) Wash and put away all dishes/pots/pans/silverware, coffee-maker, and wipe down counter tops in kitchen.

c) Ensure the home receives reasonable cleaning during your stay.

d) Take all used/dirty sheets and pillow cases off beds and put in laundry basket.

Do not put blankets, mattress pads or comforters in hamper – leave at bedside.

Put all used towels in laundry basket.

e) Please make sure you are not taking ours, or leaving your belongings at rental. Double check in drawers, closets, and for cell phone charging equipment. Please do not take our hangers, towels…

f) Leave furniture and other contents in original location and condition.

When departing, leave A/C at 80 degrees or heat at 60 degrees.

g) As we do not disturb you during your stay, towels and linens may be exchanged upon request. Please do not take towels, pillows or blankets outside.

Exit cleaning is automatically included in the flat rate paid by the guest. Please be courteous and help us keep our rates affordable!!

5. CANCELLATIONS and NO-SHOWS

Cancellation of a confirmed reservation must be made by the Guest who booked the reservation.

Reservations cancelled fourteen (14) days or more prior to arrival will receive a full refund, less a $25 cancellation fee. Reservations cancelled less than fourteen (14) days prior to arrival will not receive a refund.

No refunds or credits will be issued for early check outs or cancellations due to inclement weather, illness, change of plans, or acts of GOD. Occasionally, front wheel or four wheel drive vehicles may be necessary during winter months though this is generally not the case. Brown County has many hills and valleys.

NO-SHOWS will be charged the entire cost of the reservation, no refunds will be issued. Please confirm the total number of Guests at least twenty four (24) hours prior to check in. You will be charged for the amount of Guests the reservation was made for. If more Guests are added, this will require additional payment.

6. OCCUPANCY

The number of Guests occupying a property is limited to the number stated when the reservation is made and confirmed - unless pre-arranged. This policy is strictly enforced. The unauthorized change of specified occupancy constitutes a breach of agreement and will lead to additional charges of $10 per unspecified persons and/or possible termination of your stay with no refund.

7. SECURITY DEPOSIT/DAMAGES

Occasionally, a security/damage deposit will be required. It will be returned within ten (10) days of check out, unless damage has occurred. Some or all may be retained to cover damages.

Guest will be responsible for any damages or theft. Please report any damage upon occurrence. If the Guest breaks or damages an item, it should be reported during your stay.

8. FURNISHINGS

The rental is furnished with basic housekeeping and cooking equipment. Bed and bath linens, pillows, blankets and bedspreads are provided. A Stove, refrigerator, microwave, coffee-maker, toaster, blender, dishes, flatware, glassware and cookware, kitchen towels, clothes, potholders, dish soaps, trash bags, coffee filters, coffee, paper towels, toilet paper and bath soaps are provided.

Gas BBQ Grill and tank is provided. Please turn gas valve on to use, and turn off when grilling is complete. Be courteous and clean grill after use.

Flat screen T.V. Streaming ROKU with HULU, Disney Plus and other platforms, along with a mini-stereo.

Fiber Optic Wi-Fi is available.

Cell service is generally good at the rentals, but can be spotty in a few Brown County locations.

Old Hickory has an outdoor fire pit onsite. You must supply your own wood. Please use caution, and be responsible to oversee that fire is not left unattended. No wood may be cut on property.

Gas fireplaces will be in operation from Sept. 16 to May 14. Gas fireplaces will be turned off from May 15 until September 15.

9. PETS

No pets of any kind are allowed. We strictly enforce this policy! Bringing a pet will forfeit your deposit and you will be asked to leave without a refund. We ensure our guests with pet allergies, that no pets are allowed. If service dog/animal, all documentation must be provided in advance or the animal will not be allowed.

10. SMOKING

No smoking of any kind is allowed inside the rental unit. We strictly enforce this policy. Outside smoking is acceptable. Please be responsible and dispose of butts in a container, and not on the grounds.

11. COUNTRY LIVING

You may see flying insects like; bees, wasps, mosquitos, flies and lady bugs. Bring along some bug repellant, if bothersome. You may also see deer, coyote, turkey, raccoon, opossum, squirrel, chipmunks, mice, snakes and bats. Adults are responsible for their children, to oversee and supervise their play.

12. RESERVATIONS FOR THE UPCOMING YEAR

Lee’s Retreat loves repeat Guests! We value your friendship and business!

Reservations may be made one year in advance starting in January of that year. Reservations for next year booked in the current year are subject to possible price increases without notice, until confirmed.

13. PREMISES

Each of the Brown County rentals is available exclusively for a quiet, peaceful and private get-away in beautiful natural surroundings. Therefore, parties or other similar gatherings are only allowed with prior clearance from Lee’s Retreat.

Guest shall conscientiously and prudently take good care of the premises during and related to Guest use and occupancy. This shall include Guest actively and effectively supervising, controlling and therefore having responsibility for all activities and conditions occurring on or related to the premises as directly or indirectly relevant to Guest’s use and occupancy.

Guest shall return the rental to the Owner both clean and otherwise in the same condition as received by Guest at the beginning of Guest’s occupancy.

Guest therefore and hereby contractually assumes sole RESPONSIBILITY for, RELEASES and agrees to hold Owner HARMLESS AND/OR COMPENSATED, for any and all personal injury to anyone, or property damages to the PREMISES directly or indirectly arising from, caused by or related to Guest’s activities, occupancy, supervision or use of the PREMISES.

These GUEST duties and responsibilities shall be construed and applied in harmony and proportionally should the Owner’s direct and negligent conduct be an actual and effective contributing cause of any such harm or damages.

By fully reading our policies, and paying a deposit toward and to confirm your reservation, you are agreeing to abide by and be bound by the above policies and rules.
